Finish Options Explained

The finish you choose affects both the look and durability of your floors.

Oil-Based Polyurethane

Durability: Very durable and resistant to wear and tear.
Appearance: Gives a rich, amber tone that deepens with age.
Drying Time: Longer drying time, typically 8–24 hours between coats.
Benefits: Less expensive, holds up better against moisture
Cons: Strong fumes, it will yellow over time

Water-Based Finishes

Durability: Generally considered harder than oil based poly, especially two-part component finishes which contain a catalyst similar to epoxy
Appearance: Typically clear to showcase the natural color of the wood, there are different sealers or additives to achieve white washed or amber looks
Drying Time: Faster drying time, usually 2–4 hours between coats.
